Our goal is to acquire office and industrial buildings where we can add value, whether through development, re-development, re-positioning, or creative financing. Currently, KDC seeks:
- Buy-to-Suits
KDC acquires empty buildings that can be customized for a tenant under a long-term lease. Many times, existing buildings can be acquired for less than the cost of building from scratch.
- Sale-Leasebacks
KDC acquires a building or package of buildings from a company that can be leased back to them. This solution is ideal for shorter-term leases or clients with un-rated or less-than-investment-grade credit rated tenants.
- Single-tenant-leased Property
KDC also purchases single-tenant leased properties from third-party owners.
- Surplus Properties
KDC will acquire office or industrial properties from a company that plans on vacating some or all of the space.
