DALLAS – Planting a seed for a new national line, Dallas-based KDC has hired an 11-year veteran of the medical industry to build a healthcare development and acquisitions practice, including partnerships with hospital systems and physicians’ groups.
Nathan Golik, KDC’s new senior vice president, said his immediate focus is finalizing commitments for a 250,000-sf medical office project at the junction of Walnut Hill and Central Expressway in North Dallas. He said the goal is to have the project ready for construction by year’s end. He also has deals brewing in California, Colorado and North Carolina, groundwork that could lead to definitive plans before 2010.
“Clearly our intent is to grow and grow quickly,” Golik said. “With our new capital partner, we’re in a position to grow quickly and provide financial solutions for hospital groups and investors.” Last year, KDC and Dallas-based firms E2M Partners and Sammons Enterprises formed an alliance to recapitalize the development company and allow it to grow.
“We determined that one of the strongest growth opportunities is the medical industry, where many hospital systems have significant capital tied up in real estate,” said Tobin Grove, KDC president. KDC’s in a buying mode so that, in turn, would allow hospitals to “focus on their business strategy and financial planning,” he pointed out.
In addition, KDC’s long list of working partnerships strengthens its position in the courtship of hospital systems. Among its success plays is the $217 million acquisition of a 2.75 million-sf campus in Plano from EDS; a four million-sf development partnership with Prudential Real Estate Services for Intellicenter-branded “green” office buildings; and a 500,000-sf industrial development in Houston and 448,550-sf project in Austin with Houston-based Harbert Management Corp.
Golik, formerly a vice president with Dallas-based Cirrus Group, said KDC’s track record with LEED-certified projects is sure to generate interest from hospital systems, which are under pressure to become more energy efficient in their operations. At last count, KDC had 11 LEED-certified professionals on its team. Golik’s background adds a transactions volume topping $300 million of medical office buildings, acute-care hospitals, ambulatory surgery centers and inpatient rehabilitation hospitals.
