KDC’s INTELLICENTER-RIVERSIDE STANDS READY FOR “GREEN” TENANT
Building to be designated LEED Gold Certified by the USGBC
RIVERSIDE, CALIF. – KDC, one of America’s leading commercial real estate and investment firms, announces that Western Riverside County’s first “green” office building – Intellicenter-Riverside – is expected to achieve Gold Certification from the U.S. Green Building Council (USGBC).
“The building was designed to meet LEED Gold Certification as defined by the USGBC and we anticipate receiving the final paperwork for gold status any day,” said Mark Cashman, senior vice president of KDC. “Intellicenter-Riverside’s green attributes will provide future tenants with a flexible, healthier and more efficient work environment and result in lower operating costs as well.”
To receive LEED Gold Certification, KDC’s Intellicenter-Riverside office building was evaluated in six areas: sustainable sites, water efficiency, energy and atmosphere, materials and resources, indoor environmental quality and innovation and design process. Points were awarded for each area, with the total number of points determining the level of LEED certification. Intellicenter-Riverside was designed to secure Gold Certification and will be recognized for several sustainable strategies:
Construction on the three-story, 150,000-square-foot Intellicenter-Riverside began in July 2007 and was completed in June 2008 with the capacity to house approximately 1,000 employees. The office building is located on 11 acres next to a future Metrolink station in the Meridian business park and is ideally situated just west of Interstate 215 and south of Alessandro Boulevard.
KDC’s exclusive Intellicenter concept provides users with features previously only available for build-to-suit projects. The high-performance buildings are built according to rapidly evolving sustainable design and construction practices to benefit tenants with lower operating expenses and increased employee productivity. Each project has between 150,000 and 200,000 square feet in a cost-effective, highly-efficient and environmentally friendly setting.
Each Intellicenter features a floor design to accommodate more employees per square foot, with raised access flooring throughout to provide easy access to route electrical, phone and data cabling that eliminates the need for unsightly power poles. In addition, the buildings’ large, efficient floor plates are served with under-floor air distribution to provide greater control of occupant comfort and significantly improve air quality. These efficient, high-density buildings provide 25 to 50 percent more parking than conventional office buildings.
