KDC COMPLETES CONSTRUCTION OF INTELLICENTER-CHARLOTTE
Building is fourth “green” development of its kind completed in the United States

CHARLOTTE, N.C. – – Koll Development Company (KDC), one of America’s leading commercial real estate firms, has completed development of the 150,000-square-foot Intellicenter-Charlotte located in York County. It is the fourth Intellicenter completed in the United States and is leased to Daimler Trucks North America.

Intellicenter-Charlotte’s shell construction was completed on schedule. The interior construction was completed in a fast-track time frame of three months.

“The delivery schedule dictated by Daimler Trucks North America required a highly coordinated effort by all of the parties involved,” says Larry Wilson, president of KDC’s Southeast division. “Thanks to the exceptional work of the Daimler team, Ankrom Mosian Associated Architects, Gensler and Shelco Inc., KDC was able to deliver the project on time and on budget.”

KDC broke ground on Intellicenter-Charlotte in July 2007 and completed development in 10 months. In addition, KDC is pursuing Silver certification from the Leadership in Energy and Environmental Design (LEED). This green building rating system, implemented by the U.S. Green Building council, promotes buildings that are healthy places to live and work.

The three story facility, situated in the Highway 160 Bypass area at the southeast corner of Interstate 77 and Gold Hill Road will house a small contingency of Daimler’s Portland-based marketing and sales employees. Daimler will occupy the building by July 1, 2008 and has signed an 11-year lease with options. Forum Studio, Inc. and Gensler were the project architects for KDC’s Intellicenter-Charlotte.

KDC has identified 20 locations in the United States for Intellicenters. Projects in Atlanta, Dallas, Houston and Charlotte are complete, and Intellicenters in Tampa, Fla. and Riverside, Calif., are currently under development. Intellicenter-Houston is leased to St. Paul Travelers Companies, Intellicenter-Atlanta is leased to the University of Georgia for its Gwinnett Campus, and Intellicenter-Dallas is leased to Morgan Stanley, Inc. for its Saxon Mortgage Services headquarters.
