Growth Continues at Hub RTP in Research Triangle Park

In September 2020, Research Triangle Foundation of North Carolina (RTF) and KDC broke ground on Hub RTP, a $1.5 billion mixed-use development situated within the nation’s largest research park - Research Triangle Park in North Carolina. The groundbreaking marked the commencement of construction on the initial 44-acre segment of the larger Hub RTP project, which spans a total of 100 acres. Plans for Hub RTP included 1 million square feet of office space and life sciences, 50,000 square feet of retail, 1,200 residential units and a 279-room hotel, along with 16 acres of green space.
KDC, a developer with experience in build-to-suit corporate campuses, was on board to develop the Class-A office component and White Point Partners was selected to develop the retail with creative office space. Centrally located between Raleigh, Durham and Chapel Hill, the vision for Hub RTP was to offer the 55,000 employees and 385 plus companies, including science and technology firms, more opportunities for work-life balance, networking, and a strong sense of community.
Flash forward to today, Hub RTP continues to grow and has lived up to the vision.
Office development is the next phase for Hub RTP. KDC and JLL have joined forces to market two Class-A office towers. One RTP Tower, a 19-story tower along Highway I-40, is customizable from 350,000 square feet up to 1 million square feet. As currently planned, there are 12 floors of office space with six floors of podium parking. Adjacent to One RTP Tower is a 150,000-square-foot office and retail tower with conference rooms, a rooftop terrace, and a fitness center.
Other project updates include the summer completion of Horseshoe at Hub RTP, a gathering place with 125,000 square feet of office and 32,000 square feet of food and beverage options, and amenities such as public art, outdoor seating, a splashpad and an event lawn with a robust events program underway. A trio of buildings wrap around a central courtyard overlooking 16 acres of green space and connect to streamside boardwalks and the convergence of Research Triangle Park’s 20-mile trail system.
MAA Nixie, the first residential development in RTP, begins pre-leasing this summer.
Alamo Manhattan plans on commencing construction of a full-service Marriott-branded Renaissance hotel, just 10 minutes from Raleigh-Durham International Airport.
RTP was founded in 1959 and located at the center of three Tier-1 research universities and is North Carolina’s premier global innovation center. Its 7,000 acres house some of the most recognizable names in science and technology firms, government agencies, startups and nonprofits.
